We tend to find that the majority of landlords wont accept pets due to potential damage but those that do, just ask for a slight increase in the deposit. This can make finding a property really difficult if you have a pet as part of your family and just as hard for an agent to help find the perfect home. What are landlords most concerned about this year?

New data from Upad.co.uk has revealed the issues that are already concerning landlords just a few weeks into 2018.

Upad has revealed internal data that highlights huge increases in the numbers of landlords searching for advice and answers to specific issues that they are facing.

Common issues concerning landlords include the issuing of a Section 21 Notice, how to approach a rent increase, without potentially losing tenants and facing a void period, and what to do when tenants leave a property with outstanding bills.

While press coverage of buy-to-let issues often focuses on the potential ban on letting agent fees and the changes to landlords’ tax relief, the release of this data gives insight into the issueslandlords experience in the day-to-day running of their buy-to-let business.

Upad’s data revealed:

• An 815% increase in landlords seeking advice on Section 21 Notices.

• 300% more landlords looking for help on implementing a rent increase.

• A 90% increase in landlords with tenants who leave behind unpaid Council Tax or utility bills.

• 77% more landlords concerned about narrowing rental yields.

• A 17% increase in landlords who want to know what to do when tenants give notice to leave

• 14% growth in the number of landlords and tenants seeking to answer queries about failed reference checks.

James Davis, Upad CEO, said: “It is fascinating to see the 'real world' problems that landlords are dealing with and seeking advice for on a daily basis.

While we most often hear, justifiably, about topics such as the potential ban on tenant fees, changes to tenancy deposit schemes, and changes to how landlords can claim tax relief, it can be easy to forget that underpinning the market we have landlords for whom their buy-to-let may represent anything from their retirement nest-egg to their only source of income.

Private landlords play an important role in the rental market, and it is important attention is paid to the challenges they sometimes face. After all, it will often be tenants that are impacted by these challenges, whether that's in the form of having to find a guarantor, or larger deposit, higher rental payments, or as happened to one of my own tenants in the past, having a bailiff turn up because the previous tenant hadn't paid the council tax!”

The cold hard truth about when and why we turn up the heat at home

According to a new survey, people are more likely to turn up the heating in their house for visitors rather than their partner or kids

In a recent study of 2,000 people by CORGI HomePlan, it was revaled that four in ten Brits will crank up the thermostat for visiting parents or friends, compared to one third who would do the same for the family members they share their home with.

It seems women want to go the extra mile for house guests more than men, with almost half (48 per cent) saying they’d prioritise visitors when it came to central heating, compared to 36 per cent of men. An extravagant one in three people even ensures the heating is on constant for the duration of a guest’s visit.

Middle aged residents, between 35-44, are the most likely to want to look after their parents when they visit and ensure they are warm enough, with 57 per cent revealing that’s their top priority. For those aged 25-34, it is grandparents who receive the most special treatment (35 per cent).

It’s not just humans who get a warm welcome, though. One in five 18-24 year olds admitted they are more likely to ensure the comfort and warmth of an animal over a human by giving heating priority to their pets.

The reasons why we go the extra mile is overwhelmingly because we want our guests to be comfortable (73 per cent), or if we know they feel the cold (51 per cent). One in four admitted, however, it is to protect their own reputation as a host and not have guests moaning afterwards about their experience.

For more senior people, aged over 55, the most common motivating factor in making a guest feel toasty is to ensure that the person comes back again soon (13 per cent).

Beyond turning up the thermostat, there are a host of other ways that we can make family and friends feel comfortable in cold weather - and men are a lot more attentive to their partners than women when it comes to providing the little extras.

More men revealed they make their partner an early morning cuppa than women (39 per cent v 33 per cent); more men heat the car for their other halves than women (23 per cent v 16 per cent) and more men slip a hot water bottle between the covers on a cold night than women (16 per cent v 13 per cent).

Peter Southcott, chief executive of CORGI HomePlan, says: “A warm house equals a warm welcome - that is clear from the findings of our research. Turning up the heating is the equivalent of rolling out the red carpet.

No one wants to have to wear an extra layer when visiting a friend or relative. These are the impressions that last - how well we treat a guest is a real reflection on ourselves.”

How has the base rate rise affected mortgage competition?

New research from Moneyfacts claims that since the Bank of England increased the base rate two months ago there has been a 'sharp slowdown' in mortgage competition.

Its data shows a steady decline in product numbers since October 2017, when availability reached 4,815 – the highest number of deals since March 2008. However the number of deals has since fallen by 307 products in just three months.

This reduction in availability has been most keenly felt at the higher loan-to-values, with 74 products being withdrawn from the 90% and 95% LTV markets since November, and four providers exiting the 95% LTV sector in just two months.

On top of this, both the average two-year fixed rate and two-year tracker rate have remained static for the first time on Moneyfacts’ records, now standing at 2.35% and 2.02% respectively.

Charlotte Nelson, Finance Expert at Moneyfacts, said: “This could be explained by the seasonality of these figures; however, with 4,500 individual product changes in the month of December alone, providers are clearly happy to update their range in what looks to be a slower month. This suggests that perhaps they are choosing to focus less on their rates, whereas in the past lenders were very rate-driven.

Back in October 2017, the average two-year fixed rate had fallen to a record low, standing at 2.20%. However, the fact that averages have risen since then suggests that rates may have already reached their minimum, particularly given the base rate rise, which will make it increasingly difficult for providers to maintain rates at record low levels.

The reduction in availability has been most keenly felt at the higher loan-to-values, with 74 products being withdrawn from the 90% and 95% LTV markets since November, not to mention four providers exiting the 95% LTV sector in just two months. This suggests that lenders are simply unsure of how to price these products after the base rate rise.

Providers may be choosing to wait for the dust to settle from the rate rise in November, to see how the land lies. However, borrowers should not despair as rates are still historically low and a good deal can still be had, but they have to be savvy and shop around to ensure the most cost-effective option is maintained.”

Government announce launch of Homes England

The government has announced the launch of a new national housing agency – Homes England – as the successor to the Homes and Communities Agency.

Housing Secretary Sajid Javid says Homes England will "play a major role in fixing the housing market" and will develop a new commercial approach to acquiring, preparing, managing and developing land in areas of high demand and strategic importance.

The Agency will focus on supporting smaller house builders into the market and resourcing brownfield sites across the country to deliver more homes.

The agency has already supported developments including 10,000 new homes on a brownfield site northwest of Cambridge and a 3,200 new homes site in South Yorkshire.

Housing Secretary Sajid Javid said: "This government is determined to build the homes our country needs and help more people get on the housing ladder. Homes England will be at the heart of leading this effort.

The development at Alconbury is a prime example of how the agency has worked to deliver thousands of new homes, as well as improve roads and create space for local businesses.

The new agency will be key in replicating this approach right across the country and will help us build a Britain fit for the future."

Nick Walkley, Chief Executive of Homes England, said: "As Homes England, we will use our land, finance and expertise to expand the delivery of affordable new homes and connect ambitious partners to remove barriers to house building."

Sir Ed Lister, Chairman of Homes England, added: "We will take the lead in delivering better quality homes and great places that set the bar high for others. We will also stimulate demand for Modern Methods of Construction and ultimately disrupt the housing market."

Transform your home for under £5,000

Michael Holmes, spokesperson for The National Homebuilding & Renovating Show shares his secrets on how to transform your home for under £5,000.

Cosmetic makeover

A property that is rundown, full of junk and clutter, with outdated decoration and a worn out kitchen and bathroom can be transformed for under £5,000. A clever cosmetic makeover scheme can add 5-10% to the value of a property, and more in some instances.

Start by stripping out all of the old carpets, curtains and as much junk and rubbish as possible. Remove any outdated or damaged fitted furniture. Repair the walls so they are ready for painting, stripping old wallpaper and sanding and filling to get a smooth finish. If the walls are in very poor condition, they can be reskimmed with a finishing coat of plaster for around £2,000 for a typical three bedroom house, creating walls that are as a good as new. You can then repaint the walls in a nice light neutral shade, such as an off-white, and the same on the ceilings. This will reflect light and make the property feel more spacious. Repaint the woodwork such as skirting, architrave and doors, in a complementary neutral colour.

Either sand, and then stain or paint the original floorboards if they are in good condition, or lay wooden laminate flooring (from just £3-4/m2). Update the light fittings and shades for inexpensive new ones. If the bathroom suite is out of date, replace it with a simple new white suite (from only £300-400). If you have the budget, consider updating the kitchen too.

None of this work should be prioritised over basic repairs, like solving damp, or undertaking structural repairs.

Update the kitchen

Giving your old kitchen units a new look can be easily achieved without tearing it all out and or a fraction of the cost of a totally new kitchen.
If you like the layout and storage space, keep your carcasses and simply replace the doors, handles, worktops, sink, taps and splashbacks for a fresh look. Of a standard £3,500 kitchen (including handles but excluding appliances and worktops), around £2,200 of the price goes on carcasses. Replacement doors starting from around £20-50 per door will save on the units and labour costs, but also on a lot of disruption. Companies like IKEA also stock standard carcasses, to which different styles of door can be fitted and interchanged, either when your mood changes or once you have the cash for pricier doors.

If you want to change your kitchens layout, you can reuse the existing carcasses for one run, and add new ones elsewhere, and then fit matching doors and worktops, or choose two complementary styles.

Adding an en suite shower room

Having an en suite to the master bedroom is a must have for many, improving privacy and solving the morning queue for the bathroom in a larger household. Providing the layout is carefully thought through an en suite shower room need not be very large - a space as small as 0.9m x 2.7m is adequate for a WC, basin and 900mm square shower tray, and anything larger than this is a bonus. A wet room design - where the floor forms the shower tray, with an in-floor drain, can fit in even less space - just 0.9m x 2.4m

Space can be found by subdividing one end of a large bedroom using a timber or metal framed stud wall. Alternatively, a section of an adjacent bedroom can be divided off using a stud wall, and a new doorway formed in the partition wall.

An old airing cupboard or storage area may be large enough to form a small shower room. Part of the first floor landing area in a larger property could be divided off, or an existing smaller bedroom converted into a larger shower room and walk-in dressing room.

A simple shower room can be built for £3,000-4,000 including stud/metal framing, basin and taps, enclosed cistern WC, shower mixer and arm, tray, door and basic white tiles.

Tidy up/makeover the garden

An attractive, tidy and well designed garden can make a property far more saleable and will add in turn add to its value. Make sure you carry out at least the basics: clean up and tidy litter and dead plants; weed; repair and feed the lawn; cut back overgrown trees and shrubs; create interesting shapes with beds and borders; add colour and interest with planting. Garden work can all be done on DIY basis.

Makeover the exterior

If you home's exterior is looking tired or is characterless you can do a great deal to improve its kerb appeal and add value in the process. Clean down and repaint the windows, doors and garage door, plus any external joinery such as bargeboards of fascia and soffits.
Removing tired, inappropriate features that are out of place such as stone cladding or an oversized portico can restore a properties value by widening its appeal, as can reinstating period features. Adding a well chosen porch or porch canopy in a style appropriate to the existing house can do a lot to provide a focal point and add character.

If the roof is covered in moss you can clean this off with a pressure washer - but be sure not to do any damage to the tiles of slates. Repair any cracks or damage to render, brick or stonework, including repainting if necessary.

If the walls are patchy or the house has been altered, repaired or extended using different mismatching materials, consider painting with masonry paint. An alternative would be to plant a climbing plant - this can also work wonders in hiding an ugly elevation.

Property drought drags on with ‘no sign of rush to market’

The New Year has opened without any sign of a rush to market.

The warning is from Rightmove, which today also said that the number of sales agreed fell 5.5% in the final quarter of last year compared with the same period in 2016.

It also said that stock per branch remains stubbornly low between December 3 and January 6, and that average new asking prices are now nearing £300,000 – at £297,587.

The property portal reported a 9% jump in traffic (over 4m visits per day) compared with a year ago.

Rightmove said buyers are price-sensitive despite the shortage of supply.

This is just as tight as it was last year, with the level of average overall stock per estate agency branch (including under offer and SSTC) between the start of December 2017 and the start of January 2018 static at 42 properties. Some 40% of properties on agents’ books have already been sold subject to contract.

Rightmove has this month updated the way in which it measures stock per agent and now calculates the average based on the number of properties an agent has on its site each day across the month, rather than the average of the total number of properties each agent advertised during the month. It also includes data for Scotland for the first time.

The average price of a property coming to market was up by 0.7% month on month to £297,587, which was similar to the 0.6% month-on-month rise during the same period a year ago.

London recorded a year-on-year fall in prices of 3.5% for the period to £600,296, with the number of newly-marketed property up 1.1%.

New asking prices in some regions were up by as much as 4-6%. Prices in the west midlands rose most, by  5.8% (making the average asking price £214,163), followed by the north-west at 5.5% where the average asking price now stands at £187,134 (see map below).

Properties suitable for first-time buyers have the greatest chance of sales success thanks to last autumn’s Stamp Duty cut, according to the portal.

The price of a first-time buyer’s typical target property of two bedrooms and fewer rose by 1.1% during the month to £188,024, ahead of second-stepper properties at 0.4% (rising to £266,380) and top-of-the-ladder homes at 0.8% (making the average asking price £519,852).

Rightmove director Miles Shipside said: “There is no sign so far of any rush to come to market and try to sell, with the number of new-to-the-market properties holding steady against the same period a year ago at around 63,000.

“With no increase in fresh supply, and an overall average of 40% of properties on agents’ books already sold subject to contract, would-be buyers in some sectors and locations of the UK are seeing less choice to tempt them, fuelling some localised price rises. While potential buyers are still busy looking, they are looking for good value and the right property.”

Offering an agent’s view of January so far, Chris Chapman, divisional managing director of estate agency at Andrews, said: “Our sales data so far this year suggests a strong return to house buying activity particularly evident across our network in Oxfordshire and the south-west, where buyers are showing significant interest in three- and four-bedroom family homes.

“Of course, the Chancellor’s recent announcement that Stamp Duty would be removed for first-time buyers of properties of up to £300,000, or on the first £300,000 of higher value properties up to £500,000, is the focus of much attention in terms of the impact that it’s having on the market.

“Whilst it hasn’t, in our experience, resulted in a huge spike of first-time buyers entering the market, it has certainly created increased interest from purchasers who had previously felt unable to take the first step on to the property ladder.”

Letting fees ban will NOT become law until at least Spring 2019, MHCLG confirms

Sajid Javid's newly renamed Ministry of Housing, Communities & Local Government (MHCLG) reveals the ban is some way off.

The recently-renamed Ministry of Housing, Communities & Local Government (MHCLG ) does not expect the letting fees ban to come into force until Spring 2019, it has confirmed.

In written evidence made this week to both the Select Committee hearings that scrutinised the draft legislation, and to the National Approved Letting Scheme (NALS), MHCLG has revealed that it will be at least 15 months before letting agents and landlords will no longer be able to charge fees to tenants.

Introduced by Sajid Javid in November last year, the draft legislation was given a thorough savaging by experts during the hearing on Monday and will now go to a third reading in the House of Commons before moving to the Lords.

MPs were told at the hearing by experts from Shelter and the University of York’s Centre for Housing Policy that a letting fees ban could easily lead to higher rents as banned fees were added by landlords to the rent over the length of each tenancy, and also reduce the quality of rented accommodation as landlords tightened their purse strings.

“While the Bill aims to create a fairer and safer PRS for all, NALS doesn’t believe this will deliver what the government aspires to and risks doing real damage to the PRS.

“NALS urges [the] government to use this time to fully assess the impact of the Bill. It is crucial that government look again at the proposals and consider tenant fees in a broader, coherent framework of regulation for the PRS.

UK house prices end the year up 2.6% says Nationwide

The latest figures released by Nationwide have revealed that UK annual house price growth ended 2017 at 2.6%, a 1.9% dip against a year earlier.

According to the report, London was the weakest performing region, with house prices down 0.5% year-on-year.
