Brokenshire replaces Javid who is new home secretary

Housing and communities secretary Sajid Javid has been moved to the Home Office with James Brokenshire replacing him at the Ministry for Housing, Communities & Local Government.

Mr Javid’s appointment as home secretary comes after Amber Rudd resigned last night for inadvertently misleading MPs over deportation targets.

Mr Javid has been at the recently renamed Ministry for Housing, Communities & Local Government since July 2016.

Mr Brokenshire is former Northern Ireland secretary. Following his appointment Mr Brokenshire tweeted: “Honoured to have been asked by the Prime Minister to serve as Secretary of State at the Ministry of Housing Communities & Local Government. Looking forward to taking the Government’s agenda forward especially on building the homes our country needs.”

Is there too much red tape to be a DIY landlord?

The results clearly show that landlords are being overwhelmed by the sheer volume and complexity of rules and regulations in the rental market. In fact, compliance with law and legislation was listed as the most challenging aspect of managing a rental property by almost two thirds of landlords (63.4%).

While hiring a letting agent to manage your properties would remove the stress of compliance, many landlords simply don’t want to hand over 10-15% of their rental income to secure a full management service. Landlords are also wary of the fact that the cost of using a letting agent could increase even further when the Tenant Fees Ban comes into force.

Research from ARLA Propertymark found that tenant fees make up on average one fifth of letting agents’ revenue and that two thirds of letting agents would recuperate losses from the fees ban by increasing costs for landlords.

This means that landlords are stuck between a rock and a hard place – with increasingly complex and difficult to manage compliance responsibilities on one side, and increasing costs for professional management on the other.

After three years of construction, the world's largest cruise ship just set sail from Barcelona, Spain, on its inaugural voyage to destinations around the Mediterranean. But the ship's record-breaking size isn't its only claim to fame.

The Symphony of the Seas is home to the tallest waterslide at sea, the ocean's fastest Internet and more works of art than the Louvre has paintings.
"The most surprising and memorable thing for me was that first sight of the ship -- seeing how big and immense it is," Balwin Yeung, Royal Caribbean's director of sales and marketing in Hong Kong, tells CNN Travel.
"You can actually see it the moment you almost step out of the airport in Barcelona, since the port is just 10 to 15 minutes away. It makes a huge first impression."

Annual growth of 2.7% puts a spring in the step of the UK house market

The latest data and analysis from Halifax has revealed that house prices in the last three months to March were 2.7% higher than in the same three months a year earlier, edging up from the 1.8% annual growth recorded in February. According to the lender's figures, the average price in March was £227,871.

House prices in the latest quarter (January-March) were -0.1% lower than in the preceding three months (October-December), the second consecutive decline on this measure. On a monthly basis, prices grew by 1.5% in March this follows a 0.5% rise in February; monthly changes can be volatile.

Mortgages in the UK are at their most affordable level in a decade.

Russell Galley, Managing Director, Halifax, said: "House prices in the three months to March were largely unchanged compared with the previous quarter. The annual rate of growth continues to be in a narrow range of under 3%; though the average price of £227,871 is a new high.

Activity levels, like house price growth, have softened compared with a year ago. Mortgage approvals are down compared to 12 months ago, whilst home sales have remained flat in the early months of the year. This lack of direction in the housing market is in stark contrast to the continuing strength of the UK jobs market. The unemployment rate is now the joint lowest since 1975 and in the three months to January there were 402,000 more people in work compared to a year earlier.

In the coming months we expect price growth to remain close to our prediction of 3% despite the very positive factors of continuing low mortgage rates, great affordability levels and a robust labour market. The continuing shortage of properties for sale will also support price growth.

Russell Quirk, founder and CEO of Emoov.co.uk, commented: "While we have seen a tentative start to the year, it would seem that the spring is starting to return to the step of the UK market where price growth is concerned.

Although market activity over the first quarter has remained fairly flat, there are signs that momentum is beginning to build and we should see a degree of stability return over the coming quarter.

The current affordability of mortgages, coupled with a reduction in unemployment and an insufficient level of housing stock, will continue to stimulate the market and price growth should exceed wider predictions over the latter part of the year."

Jeff Knight, Director of Marketing at Foundation Home Loans, commented: “News that first-time buyers are facing prices over five times higher than the average income - with an exponentially higher rate in London – solidifies why affordability continues to impact levels of property ownership and the rental market.”

Growing demand for both types of property without increasing supply will only push prices up further, so ongoing issues with overdue housebuilding and planning targets not yet met is bad news. For years, millennial home owners and renters have been priced out of the capital. While the current low mortgage rate environment and cuts to stamp duty may be proving favourable for some, it remains to be seen how this will play out regionally.”

Paul Osborn, Chief Executive for Foresters Friendly Society commented: “Despite continued uneasiness around lingering political decisions and the impact on house prices in top locations across the UK, younger property hunters are still facing a range of challenges, particularly when it comes to affordability. Increasing awareness of products like the Lifetime ISA (LISA) to those under 40 years old is vital not only to maintain activity levels in the UK property market but also to unburden those on that seemingly endless search for their first home.”

Offering a 25% boost to annual savings, these vehicles are specifically designed to help bridge the savings gap and bring people closer to reaching their long-term financial goals. All too often people struggle with the concept of having to start the saving process early to build up a sizeable nest egg. However, through improved engagement with the range of saving plans available, first-time buyers and young families could feel financially secured.”

Lucy Pendleton, founder director of independent estate agents, James Pendleton, said: “These numbers represent an impressive sprint finish for the first quarter, even if it does match the annual rate of growth for the last three months of 2017.

Pent up demand looks to have been given new life in March despite one of the worst cold snaps in years. The Beast from the East failed to dent the market in the same way it hurt the services sector last month.

The Halifax alludes to how low unemployment is fuelling demand but the quality of the jobs created lately makes Stamp Duty breaks for first-time buyers away from London and persistent low mortgage rates the most likely causes.”

45% believe a housing crash is likely within 5 years

Property marketplace, TheHouseShop, has conducted new research and found that despite a cooling of house price rises over the past 12 months, a sizable proportion of Brits still believe that we are heading for another boom and bust cycle.

The research asked people to say if, and when, they believed the UK housing market would experience a crash, and offered a range of timescales for respondents to choose from. Looking at the positives from the results, just 4% of people thought there would be a housing crash in the next 12 months.

Although this figure rises to 17% of people who predict a crash within the next 2 years, and a sizable 60% of respondents who predict a crash within the next decade.

It was encouraging to see that one third of respondents were confident in the stability of the market and said that we would not see another housing crash at any point in the future. Figures from the beginning of this year showed that house price growth has slowed considerably compared to the same period last year, with a 2.2% increase in January 2018 compared to a 5.7% increase in Jan 2017.

On top of this, the average house price in the UK actually decreased slightly between November 2017 and February 2018, dropping from £226,408 to £223,285 (according to Halifax).

There was a clear generational divide regarding the ability of the housing market to avoid a crash in future. Respondents in the 55+ age group were far more confident in the stability of the market when compared to younger demographics. More than 40% of 55 and overs (42% excluding “don’t know”s) said there would not be a crash in future, compared to half that amount for respondents aged 25-34.

Nick Marr, co-founder of TheHouseShop.com, explains: “It was great to see that confidence in the short-term stability of the housing market has improved slightly since last year, but it is still worrying to see that almost half of Brits believe there will be a crash in the next 5 years. In reality, the likelihood of an all-out crash seems relatively small at the moment. House price growth has slowed significantly in the past 12 months and it seems we are experiencing a more tempered market correction.”

Hopefully the current path of a gradual cooling off in the market will continue, but there are still some wildcards that could force a more dramatic event. The possibility of a negative post-Brexit environment that drastically reduces investment confidence in the UK market is a real concern. Another potential worry is the inevitable interest rate rises that are likely to come in the next few years. Many people who bought their first home in the last decade have never experienced the 10-15% interest rates that we saw in the 1980's and may have based their affordability calculations on the assumption that dirt low interest rates would hang around forever."

If interest rates rise to anything approaching the 5% mark, I think we would see some serious issues across both the sales and rental markets. A lot of tenants probably don't realise that their rent payments are pegged to their landlord's mortgage repayments - so a significant rates rise would effect not just mortgage holders, but renters too.”

Looking at the regional breakdown of the results, Londoners were most pessimistic about the future of the housing market in the short term, with over half (55%) predicting a crash within 5 years.

TheHouseShop commissioned an identical survey in July last year to gauge opinion on the future of the market 1 year after the Brexit vote. Comparisons between the July 2017 and March 2018 results show that public perception of market stability seems to have improved over the past 9 months.

Comparing the 2 set of results; in July 2017, almost 1 in 4 Brits (24% excluding “don’t know”s) predicted a housing crash within the next 2 years, compared to just 17% who said the same in March 2018.

Similarly, the number of people who said there would not be a crash in future increased slightly from 28% in July 2017, to 33% in March 2018. Older age groups showed the most improved confidence in the housing market, with an 11% increase in the number of 45-54 year olds who believe there will not be a crash in future, and a 5% increase for the 55 and over age group (37% to 42%). People who own their home outright also showed improved confidence, with an increase from 33% in July 2017, to 41% in March 2018.

FTB confidence grows as market settles into the year

Property expert, Kate Faulkner, takes a look at the current first-time-buyer market and offers her advice on how to get onto the property ladder.

10 years after losing nearly 50% of first time buyers, we are nearly seeing them return to previous levels, being just 11% behind now.

This is partly due to the recovery from the recession, giving people confidence to purchase, but also I think due to the Help to Buy Schemes. In 2017, approximately 32,000 properties were sold under Help to Buy and 80% of these are sold to first time buyers. For those critical of the scheme, the loss of H2B could result in a fall in FTBs and, worse still, a decline in their interest in new builds, which in my view would not be good news for the industry but more importantly for those who are trying hard to save with Help to Buy and Lifetime ISAs and the new build scheme.

NAEA Propertymark: “Increased competition stifled first time buyers (FTBs) in January, as sales to the group fell

We should be wary of some of the data and claims made in the recent FTB reports. For example one of the key reasons for FTBs being a higher proportion of house purchase loans is because more people own their home outright and paying down their mortgages, while others are moving and buying with cash, so this is a natural increase mainly due to the ageing population and the baby boomers paying off their mortgages.

FTB affordability and regional markets

These figures are useful on the one hand as it shows that many people are buying their first home for less than £150,000 in Scotland, Northern Ireland, Wales and the English regions of Yorkshire, North East and West. In the Midlands, it's just under £160,000. Affordability issues start 'biting' in areas such as London, the South and East of England where the price paid suddenly jumps to around £250,000 or over £400,000 in London.

Unfortunately even a property costing over £100,000 will sound a lot for many people, so the problem with these 'average' stats is that they can put potential FTBs off buying altogether, meaning they don't save because they believe they can't buy, when in actual fact, in an area such as Nottingham in the East Midlands, a two bed property can cost just £70,000 – or less if buying with the shared ownership scheme.

What's important is not to place too much emphasis on these figures and in particular not to quote the 'average deposit paid' as 'what first time buyers need' or 'have to have' which again can put buyers off. For someone buying in an area where the 'average' FTB pays £156,547 in the East Midlands and finds £24,462 for a deposit, this is just what it says it is – an average. People are buying for a lot less and also putting down 5-10% deposits, which would be around £5k to £10k, a lot less than the £24,462 FTBs are putting down.

Ways to help first time buyers enter the housing market

What should people in their 20s be doing to establish whether they can afford a home now – or in the future?

A recent survey from house builder Bellway revealed that 87% of Brits wouldn't give up avocado on toast to purchase their first property. Which is odd, because as Andy who works with me pointed out, it isn’t actually that tasty anyway!

While this is a nice headline for the media, with fantastic initiatives like Help to Buy and more robust planning laws to push through more permissions, there has been never been a better time for first-time buyers to look at the sacrifices they can make – which people have always had to do to get on the ladder. For example, a Help to Buy ISA will top up a deposit by 25% up to £3,000 and even more if it’s a Lifetime ISA. Using this coupled with shared ownership can mean you can buy a home in what would otherwise feel is an unaffordable area.

Spring statement pledges to help first-time buyers in London and the West Midlands

And more help is on the way. One of the increasingly important documents for buyers, especially those buying for the first time, is the “Local Plan”. And following the recent government announcements on planning – one of which was a new delivery test for local authorities to be monitored against these plans – they are likely to have more of an impact on property provision at a local level.

The Local Plan outlines the authority’s planning policies and identifies which areas of land can and will be built on. This is then shared with local people and, in theory, their views are taken into account.

For potential buyers, the Local Plan is vital as it can help work out what may be coming onto the market so that buyers know what to save for in the next few years as the plans detail how many and what type of properties will come onto the market.

It is also something you can contribute to. After reading the plans, you may think that the local authority has missed the needs of your area and you have every right to let them know.

The recent Spring Statement highlighted the plans in London and the West Midlands and below are the key points:

London plan highlights from the Spring Statement:

• £1.67 billion funding package deal to build 26,000 more affordable homes;

• The deal will see a minimum of 116,000 more affordable homes in London than current levels;

• Total funding for affordable housing in London will rise to £4.8 billion;

• The extra funding will deliver homes for social rent, London Affordable Rent, flexible shared ownership and rent to buy;

• No less than two-thirds of the homes built with this funding will be for rent.

West Midlands housing package:

• The West Midlands will receive a £100 million funding package to help the Mayor's plan of delivering 215,000 homes by 2030 to 2031;

• The funding will help acquire land to prepare for housing and increase density;

• This tallies with the Mayor of West Midland's promise to deliver around 16,000 homes per year;

• The Mayor wants all local authorities in the West Midlands to have local plans in place by 2019.

Shared ownership opportunities

As has been said above, shared ownership allows buyers to get on the ladder when they otherwise might not be able to. They will purchase a share in a property, usually with a developer or housing association, and pay rent on the portion they don't own.

Pocket Living

And there is even more good news with companies dedicated to building private homes, but more affordable ones. For example, Pocket Living design one bedroom 'pocket' homes for Londoners earning under £90k per year (or two salaries of under £45k) They are specifically for first-time buyers living or working in the borough in which the relevant development is located. Pocket Homes are marketed at least 20% below surrounding market rate. The idea is for young people in London to be able to live in the area they work and socialise.

What are the UK's worst décor trends?

"Obviously, if you’re looking to sell your home then it’s best to rectify these décor faux pas, or at the very least try to neutralise them in order to ensure you’re not putting off any prospective buyers"

According to new research by online estate agents Hatched, when it comes to décor trends, Brits are a nation of interior design fanatics and have very strong tastes when it comes to home décor. However, even accounting for the all to fickle nature of fashion, it's hard to believe that some of these 'trends' were ever acceptable.

So, what horrors did Hatched find?

Well, topping the list as the item least likely to be making a comeback was 1970s favourite, the furry toilet seat cover, with 44% of those asked voting it as a décor faux pas.

Claiming the second-place crown was the not-so-vegan-friendly trend of taxidermy, which scooped up 28% of the votes, closely followed by the popcorn ceiling – which is perhaps an all toofamiliar site in many homes.

Making up the rest of the top 10 worst trends are: artex plastering, velvet sofas, beaded curtains, animal print, pebble dashing, acrylic furniture, deep shag pile carpeting.

27% of prospective buyers say that furniture and decoration has a significant impact on their buying intention.

However, love them or hate them, there are certain trends that seem to resurface decade after decade, and the popularity of some may be somewhat of a surprise.

Lavish kitchens are the most desirable feature for UK homes, with bathrooms topping the list of least favoured, according to new research. The granite worktop came out on top of Britain’s favourite home interiors trends list, which tied in to results showing the kitchen being the most popular room in the home.

Belfast takes the crown as the UK’s trendiest city, followed closely by Cardiff and Glasgow, whilst Bristol topped the least fashionable in terms of home decor, with Southampton and Leeds not far behind.

David Martin, Chief Operating Officer at Hatched, commented on the findings:“When it comes to our homes, particularly when it comes to selling them, individual tastes can have an incredibly strong impact on potential buyers – both positively and negatively.

Perhaps somewhat surprising from this survey was the popularity of laminate flooring. Although it’s extremely practical, especially when living with young children or pets, we are certainly living in a time where homeowners are embracing the more natural features of their home, such as exposed wooden floorboards or slate tiles. It’s of no real surprise, however, that granite worktops are at the top of the popularity charts, and classic aspects such as this can add real value in terms of appeal to your home.

Working within the community

For some time now we have been working closely with our local primary school, Furley Park Primary Academy. We initially provided all of their sports kit and more recently added to that by providing the same for the teachers who provide amazing support at sporting events, much of this in their own time!

When we launched our sales side of the business we decided that anyone selling via ourselves that has a child at the school, we would gift 25% of the pre VAT fee that we earn, directly to the school. So far we have gifted well over £2000 to the academy and we are just about to present a cheque for over £800 with another one following closely in the next few months.
